We’ve put videos here that explain each metric in detail.
What’s a metric? Well, it’s a statistic—a calculation on some base data, also known as an indicator, or variable.
We gather base data from sources like government departments (e.g., ABS) and private enterprises like property listing portals.
We perform calculations on that base data to come up with metrics that we publish in the research portal of this website.
These metrics help property investors make data-driven investment decisions.
You don’t need to examine every metric we publish—there are too many anyway.
We combine many into an overall score called the Demand to Supply Ratio (DSR), which is the most important metric we publish.
Not every metric published is considered by the DSR—only the ones that matter.
Also, not every metric that contributes to the DSR is published—we must hold some back from copycats.
You don’t need to watch every metric video on this page. Just a handful will give you a general idea.
We aim to measure supply and demand from multiple angles to get the clearest picture of a suburb’s potential for future growth.
